Real Estate Transaction Coordination Options
At Transaction Genius, our Geniuses will coordinate and manage the residential or commercial transaction from the day of acceptance to the day of closing.

Buying Side

Responsibilities of the Genius
- a. Introduce one of our Geniuses to the parties for a smooth and seamless transaction
- b. Ensure all disclosures are provided appropriately
- c. Ensure all documents are fully executed with proper dates, initials, signatures, etc.
- d. Ensure all parties are informed and have copies of the executed contract, pertinent addendums, disclosures, and riders.
- e. Ensure the Buyer has an overview of what to expect and upcoming actions
- f. Coordinate Escrow
- g. Coordinate all inspections
- h. Ensure appraisal is ordered by lender of choice
- i. Maintain constant contact with all parties, to include status updates and delivering outstanding items
- j. Upload all documents, disclosures, reports, etc. into preferred transaction management system (if applicable)
- k. Order Home Warranty (if applicable)
- l. Track all deadlines and ensure all needed documents and addendums are submitted as per contract deadlines
- m. Schedule all appointments, Home Inspection, Termite, Well Water Testing, Re-inspections, Final Walk Throughs, etc. as applicable
- n. Coordinate with Title Company throughout the entire contract to close period
- o. Coordinate with Lender throughout the entire contract to close period
- p. Coordinate Final Walk Through with all Parties
- q. Coordinate Closing Date and Time with all Parties
- r. Send Reminders to Buyers for important information regarding:
- i. Reminder to turn off utilities along with accurate contact information
- ii. Reminder to file for tax exemptions if applicable

Listing Side

- a. Initiate Title Correspondence
- b. Ensure all disclosures are provided appropriately
- c. Introduce one of our Geniuses to the parties for a smooth and seamless transaction
- d. Ensure all documents are fully executed with proper dates, initials, signatures, etc.
- e. Ensure all parties are informed and have copies of the executed contract, pertinent addendums, disclosures, and riders
- f. Coordinate Escrow
- g. Assist Buyer’s agent with scheduling of home inspection
- h. Prepare Sellers of expectations for the home inspection and the appraisal
- i. Enter all of the contacts, appropriate dates, and documents into the transaction management service software – we will then invite all parties involved.
- j. Maintain constant contact with all parties, to include status updates and delivering outstanding items
- k. Upload all documents, disclosures, reports, etc. into preferred transaction management system (if applicable)
- l. Track all deadlines and ensure all needed documents and addendums are submitted as per contract deadlines
- m. Track escrow timeframes for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.
- n. Coordinate Appraisal
- o. Coordinate with Title Company throughout the entire contract to close period
- p. Coordinate with Lender throughout the entire contract to close period
- q. Coordinate Final Walk Through with all Parties
- r. Coordinate Closing Date and Time with all Parties
- s. Send Reminders to Sellers for important information reminders such as:
- i. Reminder to turn off utilities along with accurate contact information
- ii. Reminder to file for tax exemptions if applicable
